As a fresh and optimistic real estate agent in Western Australia, seeking to learn everything I could about selling, I noticed some unsettling trends in the industry.
Some people were getting great results. But others seemed to be leaving tens of thousands of dollars on the table.
I wondered if there was a reason – a common pattern – to the mistakes being made.
I noticed agents saying things like:
“Leave painting to the new buyer because you don’t know what colour walls they will like.” Or “Don’t worry about fixing that. It won’t make any difference to the end result.”
Somehow it didn’t sit right with me.
So I decided to do a little test…
One of my clients was willing to invest a small amount of money into some simple cosmetic renovations.
And she was also happy to follow my suggestions with a counter-intuitive marketing strategy.
I gave a conservative appraisal based off the available sales data at the time, and we had three viewings total.
After an abundance of interest and some strategic negotiation, she achieved a result $80,000 over the listed price.
It was a suburb record.
And it gave me confidence that we were on the right track.
A few months later we worked towards selling her principal residence.
After achieving $60,000 over the asking price and a second suburb record (in a different suburb) I realised the first success wasn’t just an isolated incident.
Some people were saying “it’s a hot market, the houses are selling themselves” but at the same time I was seeing other agents doing multiple price reductions and selling below market value.
It dawned on me that people were receiving completely opposite pieces of advice depending on their agent.
So I decided to try and provide some clarity around what actually works and I wrote this little book to help homeowners prepare their house for sale.
